Realization of the land lease participants’ rights as a subject of theoretical researches

In modern conditions of the developed institute the right of land use in our state, when land lease is one of the key components of the land market relations of the country, and representatives of agricultural activity have the opportunity to realize their business in most cases only through the lease of land plots, there is an urgent need for quality provision of lease land relations. Today, residents of rural areas often receive one of the main profits through the exercise of their legal right to dispose of land as owners, by renting them to representatives of agribusiness . Private lease relations have now become topical, because they are beneficial for meeting the personal needs and interests of both landlord owners and users. In addition, colossal funds in the form of rent for land receive state and local budgets, when the party in contractual relations is a state authority or a local self-government body through the lease of land.
Nevertheless, in the active circulating of the lease relations, which has already been built up in the times of independence of our state, the rights of the parties in the implementation of the lease relations get less and less secure. Increasingly, land lease land tenants are increasingly faced with the problem of exercising their rights. Problematic aspects arise when realizing the rights of participants in the lease relations in the process of obtaining the right to lease land, the process of termination, protection and restoration of violated rights, etc. Therefore, special attention should be paid to the normative protection of the realization of the rights of participants in the lease relations, which may be carried out through a comprehensive theoretical study of the Institute of Land Use Rights and a special analysis of existing norms of law in this area.
