Creating of the economic-statistical model of dependence of land rent from natural properties of soil

The role of soils in agriculture is indisputable, since agricultural land, including soils, in addition to being one of the factors of production, first of all, is also an indispensable basis for agricultural production.
With the development of technology and the use of innovation, anthropogenic impact on the productivity of agricultural land began to increase rapidly. Therefore, we faced the challenge to study the impact of natural factors, on the one hand, and human activity – on the other, on the overall effectiveness of agricultural production.
The interconnection between the natural properties of soils (in the form of points of soil value), profit and differential rent income per one hectare of land during wheat cultivation is investigated by conducting a correlation analysis of the magnitude of the change of each indicator.
The conducted research showed that during the analyzed period, the significant effect on the formation of net income in wheat cultivation was caused by production costs. On the other hand, there is almost no connection between costs and differential land rent.
The research showed that the greatest additional costs affect the cultivation of wheat in the Cherkassy region on lands where the bonitet points varies from 48 to 53. Also, the marked efficiency of expenditure is observed on lands with a bonitet of 52-59 points, a small - on lands with bonitet 39-43.
The natural properties of soils, which were numerically expressed in points of bonitet, practically did not affect the formation of net income on agricultural lands. And their influence on the formation of a land rent though more than the link between costs and differential rental income, but still remains at a low level, which makes it impossible to establish the relationship between the bonitet points and the size of the land rent.

uage:X-NONE'>The mechanisms of improvement of conducting land auctions in the form of an auction are proposed, which is based on simplification of its organizational principles and reduction of transaction costs of bidder. It is proved that the proposed organizational and economic model of land allocation for agricultural purposes, based on an improved mechanism for holding land auction in the form of an auction, will allow reducing the cost of this procedure to 50% of the subsistence minimum for able-bodied persons at the date of publication of the announcement of conducting land auctions.
